Vestor has a passion for real estate and collaborations. We therefore make every effort on a daily basis to optimize the portfolios together with and on behalf of our trusted partners. We constantly locate, acquire and develop commercial and residential real estate. Vestor does this in a creative, data-driven and out-of-the-box-thinking way. As a result, we maintain and increase our market insight and are able to correctly value real estate. We persist, keep things simple and work honestly.

The founders of Vestor united a solid combination of knowledge, track record and work experience from various disciplines into the company. Brian van der Sluijs used to work for one of the well-known international consultants and Dax Ravestein for a major real estate investor. This diversity enables Vestor to unlock interesting propositions that contribute to the objectives of Vestor and its partner investors, even in this highly competitive real estate market.

Vestor is continuously looking for interesting real estate investments and locations to which value can be added. Roughly we work with the following criteria:

(Light) Industrial, Last Mile and Logistics

  • Floor area: from 3.000 sq m
  • Occupation: (partially) leased or vacant
  • Plots: from 2.000 sq m
  • Location: 20 – 30 km from urban area’s

Residentieel

  • Size: 30 up to 1.500 units
  • Risk small projects: Comfort at possibilities
  • Risk big projects: (near) anterior agreement 
  • Location: Nation wide, preferably urban area’s

Sale and Lease Back

If you are the owner and user of the asset and want to free up some capital for investments or further growth, a Sale and Lease Back can offer the solution. You sell your asset and retain control over its use by leasing it back on favourable terms. You will improve the capital structure, increase equity and create liquidity.

If you have an opportunity that is not entirely in line with the above, we would still like to hear from you. We are happy to explore the possibilities with you.

Thanks to our experience and track record we understand the wishes of a landlord in the process of selling real estate like no other. That is why we conduct business with a realistic view of the market. At Vestor we prove this by providing competitive offers with as less reservations as possible (never financial reservations) and our transparent way of working. Real estate will eventually only be sold at the right price, to the right trustworthy buyer and through a clear process. Below you will find our acquisition process. Of course we understand that each process has its own challenges. Please know that we like to think along with you, whatever the situation.

1. The phone call
It all starts with the first telephone conversation in which we ask you for some basic details about the property. You can think of a simple rent overview, a check on the surface, maps and most important: your asking price.

2. Indicative proposal
After we have received the basic details we will execute some calculations in order to provide you with our indicative offer. All our straight forward competitive offers will be
checked on market conformity.

3. Consultation
If you are positive about our indication, Vestor will discuss your proposition (with its partner investor). In case of continued interest and price agreement, the process will be continued.

4. Price agreement
As soon as we agree on the price we will provide you with our Sales and Purchase Agreement (SPA) including the details of the deal. We will have close contact in drafting the SPA because it is important that your wishes are also included in the document.

5. Investigation
Sometimes we do include a short period of Due Diligence in our SPA. We do this to be absolutely sure that everything is according to expectation. During the period of investigation we check important aspects like technicality, legality and engineering.

6. Transfer
When the investigation leads to a positive outcome, the process will proceed with the transfer of ownership by the notary. After the transfer of ownership we would like to invite
you to celebrate the successful closing of the deal.
